How to Reserve Your Vermont Getaway
1. click on the photo of the house or houses that you want to rent.
2. Complete first and last pages of the rental agreement.
3. sign, and return the entire agreement to us by fax or email or overnight mail.
4. you're good!
It is highly recommended that you email or speak with us using the contact information provided before completing your rental agreement. This will ensure the rental amount is correct, that the property remains available and that the property is a good fit for you.
Once we have your completed rental agreement, and have approved your reservation, we will return a fully-executed rental agreement to you, along with more information about the house including the exact address of the property, confirmation of your arrival and departure dates, and directions to the house.
Reservations are only confirmed once we have returned a fully-executed rental agreement to you. The nature of the rental home business prevents us from being able to "hold" a property prior to receiving the rental agreement and payment; nor can we call you before renting the property to another party.

It is recommended that if you are sending your completed rental agreement or any other papers by any means other than email or fax, that you send an email to us confirming we received your package.

Mettawee House: The daily rental fee is $500.00 per night, there is a three night minimum rental charge, plus Vermont Room Tax of 9%.
Littlebranch House: The daily rental fee is $500.00 per night, there is a three night minimum rental charge, plus Vermont Room Tax of 9%.
For both houses, there is a $250.00 cleaning fee in addition to rental charges.
The rates quoted above may be increased during holiday, summer and vacation periods (one additional night stay will be charged) - please call or email us before completing the rental agreement to confirm the total rental fee, plus the Vermont Room Tax, and to confirm how much is required to reserve the property. There is a security deposit hold on all rentals in the amount of $750.00 which is placed as a hold on your credit card. This is not a charge against your credit card, but just a hold, subject to the terms of the rental agreement. All fees are included, such as housekeeping fee, snow plowing, and pool maintenance before and after your stay. There are no hidden charges.
If you are making the reservation more than 30 days before your arrival date, one half of the total rental fee and VT room tax is required with your reservation. If you are making your reservation within 30 days or less of your arrival date, the entire rental fee and tax is due at the time of your reservation.
The property is leased on a three night minimum basis. This means stays of less than three nights will incur a three night rental charge. For weekly rentals, we follow a Sunday to Sunday calendar as much as possible. During certain times of the year such as holidays and vacation periods, the properties may be rented for longer minimum stay terms.

Check in time is 4:00 p.m. and check out time is 11:00 a.m. Rates are subject to change without notice. We are required to pay a Vermont Room Tax to the State of Vermont, which is nine (9%) percent of your total rental fee, which is in addition to the basic rental fee. A security deposit of $1,500.00 is required for all stays at the property. This is usually done by a hold on a credit card and is fully-refundable per the rental agreement.
We accept VISA, Mastercard, and American Express, as well as personal checks.
We welcome dogs to the properties. Any doggy guest must be disclosed in the rental agreement, is subject to the owner's approval, a $100.00 per dog per stay fee applies, and the owner must comply with the "Pet Addendum" which is part of the rental agreement.

Please note that there is no cable or satellite television at the house, i.e. no regular television programming at either house. There is WiFi available throughout the properties. There are two television sets included at both houses with connected DVD players and surround sound systems. Both houses have small library collections for all ages, as well as a DVD and CD collection. Enjoy home theatre surround sound that can also accommodate your ipod. A variety of board games and jigsaw puzzles are also available at the houses. The Mettawee pool room has a separate sound system that accepts CDs. There is good reception at the houses for mobile phones using the ATT or Sprint networks; others work, however, as of this writing we are unsure which networks are available other than the two mentioned above.
